What's a good company for homeowner's insurance?

I'm buying my first home really soon, and I need to get the homeowners insurance ASAP. What's a good company to go with? Also, what's the fastest way to shop around, because I'm kinda busy?

I currently have Geico for car insurance. Do they also do homeowners, and if so…is my best bet putting them both under the same policy?
Also…I'm in Pennsylvania, and I'm purchasing a townhouse outside of Philadelphia.

You really have to spend some time shopping around if you want to get the best deal, as insurers have become very sophisticated with their pricing. The same insurance company may charge you $200 more per year than your next door neighbor who lives in a very similar house.

In general, companies with decent ratings include USAA (for current/former military), Amica, Erie (in Mid-Atlantic states), Auto-Owners (in the midwest) and State Farm (if you want to deal with an agent).

What I would do is get a quote from Geico, then get 3-5 quotes from other companies and see if they can beat it. I would also see an independent agent, as they have contracts with multiple companies.

The multi-policy discount can vary widely, so I wouldn't stop my search just because I save $100 per year. It is a good idea to look at the total insurance cost (auto + home) when evaluating quotes, though.

Do landlords usually have homeowner insurance?

Do landlord usually have homeowner insurance? Also is it true that most homeowner insurance have liability coverage? And if they took out a mortgage does the mortgage company require them to have some kind of homeowner insurance?

Yes, if they have a mortgage they are required to carry rental property insurance if not the mortgage company will forceplace insurance on the home which only covers the loan. They come with liability coverage yes. Anywhere from 100,000 to 300,000 liability coverage. That would be in case someone sued then for anything.

Is this homeowner's insurance assessment deductible on my Louisiana return?

I am using turbotax to do my return this year. I live in Louisiana. I was prompted to enter in my 2008 homewoner's insurance info. It then asks for LA Fair Plan Regular Assessment amount. My homeowners says "2005 LA Fair Plan Emergency Assessment: $150" . Is this what I am propmted to enter? Is this what is deductible?

Information concerning the assessment amounts and Insurance Declaration Page – The amount of this assessment may appear as separate line items on what is referred to as the “Declaration Page” of your property insurance premium notice. The Declaration Page names the policyholder, describes the property or liability to be insured, type of coverage, and policy limits. Depending on the location of the insured property, these line item charges may be listed as: Louisiana Citizens FAIR Plan REGULAR Assessment, Louisiana Citizens FAIR Plan EMERGENCY Assessment, Louisiana Citizens Coastal Plan REGULAR Assessment, and/or Louisiana Citizens Coastal Plan EMERGENCY Assessment. Your total allowable credit is the total of these amounts, if they are shown on the Declaration Page.
Important note: If you are a customer of the Louisiana Citizens Insurance Corporation and you paid the Tax Exempt Surcharge, this surcharge may not be claimed.

Can a homeowner's insurance cover an car stolen because keys were taken from break in to home?

My friends home got broken into and car keys were stolen and with that stole the vehicle. The vehicle only had liability insurance. Now both homeowners and car insurance are telling them that they won't pay for that loss. Is this correct in any way? The vehicle has a value of $7K. Would obtaining an attorney be helpful?

Would beer damage be covered under my homeowner's insurance policy?

Last night some friends and I got pretty ripped and started shaking up our beer bottles and spraying them all over the place in my basement. Before too long, my basement walls were soaked and the carpet was damp. I was too drunk to do anything then and so I just passed out.

I just got home from work today to discover that more liquid got onto the walls and carpet then I thought. It smells disgusing and the drywall and carpet may be ruined. Can I file a claim with my homeowners insurance?
Sadly enough, I am very serious. Do I have a claim?

I highly doubt this would be covered. Most insurance claims can only be covered as "Acts of God". If you claimed someone broke into your house and vandalized it with beer then maybe. Of course this is covered under insurance fraud and you would be investigated fully.

If you did and someone found this post you would be required to pay the money they gave you back and probably spend a few days in the clink.

Acts of God include but are not limited to: Fire, Flood, Earthquake, Tornado, car smashing through your front room, place crashing into your house and generally anything that is unlikely to happen.

Vandalism falls under robbery. If someone maliciously came into your house and spray painted the walls and broke stuff, this would be covered as well as it too is considered act of God. You need to check your home owners insurance manual to see what exactly your policy covers as it does not cover all things. If you build on a flood plain, you can't get flood insurance and if you build in the forest you can get fire insurance. Hopefully you are not in a no party zone.

How much is homeowner's insurance in tennessee?

Does anyone have any idea how much homeowner's insurance would cost in tennessee for a 1378 sq. ft. house brick/wood 3 bed 2 bath house. Not in any flood zones. House is currently insured by another owner for $165,000, but i don't know what there payments are.

A Tennessee agent could work up a quote for you. They will need additonal information about the home and about you. Call one, I promise they won't bite.

if homeowner insurance has issued partial payment and disputing remaining payment and suit has been filed how long does it take the case to get to court and how long does it take for a judgment

Well, it can take up to 2 – 3 years to get a court date. Once you start the court date thing, it can be postponed & rescheduled for another year. The judgement happens at the end of the trial/hearing – which can be minutes, hours, or days.

Yes, most sump pumps are covered by most insurances IF it is a new constructed home or if your existing company covers flooding at all. Some do but some don't unless you pay extra for it. Especially in heavy rain or flooding areas. You really do need to contact the insurance company before repairing the pump and clearing ghe water however. They need photos and proof of actual cause of flooding before they will pay for anything. Best Wishes.

What would be best amount of auto & homeowner insurance to have including umbrella coverage in NJ?

What would be best amount of total coverage to carry for auto insurance and homeowners insurance including an umbrella policy. I realize claims are skyrocketing, and I don't presently have an umbrella policy. Would like to know what I should be targeting. Thanks!

Well, no one here knows you! I can tell you what I usually tell people: you take out half million limits on your auto and homeowners, then get the umbrella policy with whatever REAL limits you need. It's not hard to buy million dollar increments, up to ten million. After that, it can be done, but it's harder.

You need to have an umbrella policy that covers your assets, PLUS three to five years income. So. Figure out what your stuff is worth, and add your projected income for the next three years, and round up to the next million.

pros and cons of insuring your engagement ring under homeowner's insurance?

If I get my engagment ring from a pawn shop, have it appraised, is it ok to get it insured under our renter's or homeowner's insurance company?

What if you don't rent or own a home right now? Can you buy the ring now and then when you buy a home/rent an apartment, can you get it insured later??? how does this work?

You can buy a policy just for your ring. I have one and it doesn't cost much.
