Do landlords usually have homeowner insurance?
Do landlord usually have homeowner insurance? Also is it true that most homeowner insurance have liability coverage? And if they took out a mortgage does the mortgage company require them to have some kind of homeowner insurance?
Yes, if they have a mortgage they are required to carry rental property insurance if not the mortgage company will forceplace insurance on the home which only covers the loan. They come with liability coverage yes. Anywhere from 100,000 to 300,000 liability coverage. That would be in case someone sued then for anything.
Yes to all of your questions…they'd be a fool not to have every possible type of coverage to protect their investment, fulfill the mortgage lender's requirement, and to ensure they have someone in their corner in case of lawsuits arising out of tenant situations…both serious and frivolous, i.e., one of those famous "slip & fall" cases.

Landlords have a type of insurance policy usually reffered to as a 'Landlord' or dwelling fire policy. They are similar to a homeowner policy however, depending on the insurer, coverage may not be as broad. Personal property of the tenant is not covered, also the liability insurance includes coverage as a landlord and landlord related activities. Coverage is typically required by mortgagees.
If you're really interested, I wrote an article about it on my blog.

Landlord to not need to have homeowners insurance..unless under a mortgage in which the mortgage company requires it. Tenants, however should have renters insurance to cover personal losses…since the landlords homeowners insurance never covers tenants losses.

Sure, but only on the house they LIVE IN. Homeowners is only for OWNER OCCUPIED HOMES.
MOST homeowners have homeowners policies, because they have MORTGAGES, and a homeowners policy is the cheapest way to insure the house you live in, and it comes with liability coverage. But that's not what you're asking.
If there's a mortgage on the building, the mortgagee requires PROPERTY insurance, NOT LIABILITY insurance. The mortgage doesn't care if the landlord has liabiltiy coverage or not. They only want to get paid if the building burns down.
In my personal experience – slumlords tend to NOT insure their properties. Those would be, low value, low rent properties. What they do, is own them in the name of a corporation, so that their personal assets can't be attached in case of a lawsuit. They ALSO tend to not maintain the properties very well, and not pay the property taxes in a timely manner.
Investors who invest in real estate tend to insure the properties, if they intend to keep them for more than a couple years.

Yes – a landlord does have home owner's insurance. Their mortgage company will require it. You can't close on a mortgage without showing proof of insurance.
The policy should include liability coverage as well. But the fact that they have insurance doesn't lessen a tenant's need for renter's insurance.

When the landlord takes out homeowner insurance, it covers the STRUCTURE. He is not required to carry liability insurance nor do mortgage companies require it.
